How We Clean a Parramatta Square Corporate Tenancy, 2150

Why these contracts fail

  • Roster the crew and the hours to the measured scope rather than to a target price, working after hours and clearing the building overnight
  • Front-load meeting rooms and the reception level so client-facing spaces are completed first, not last, which is what removes the recurring early-morning complaint
  • Register every cleaner individually through the building management contractor portal, and keep an extra inducted relief cleaner on standby so an absence is not a missed night
  • Run a signed nightly log plus a monthly photo audit covering kitchens, bathrooms, meeting rooms and the reception floor
  • Schedule quarterly carpet encapsulation on traffic lanes and an annual hot water extraction, instead of ad hoc carpet work billed reactively

What this is designed to produce

The measure that matters to a facilities manager is not how clean the tenancy looks on a good night — it is whether there is a record. A signed nightly log and a monthly photo audit turn a folder of unresolvable complaint emails into a defect list with dates against it. Holding a spare inducted cleaner is what stops an absence becoming a missed night, because in these buildings the constraint is access, not labour.

A correctly scoped program often prices above the contract it replaces, and we say so up front rather than at renewal. Underpriced sites are underpriced because the hours were cut, and cut hours are what produce the complaints in the first place. Correctly scoped work costs what it costs. The alternative is paying less for a service that fails, then paying again to fix it.
